Yes, Bay Tree welcomes cats and dogs, with a maximum of two pets per household. Breed and weight restrictions apply, and dogs must be leashed and under control on the property. Confirm your pet qualifies with the leasing team before applying.

What are the pet fees at Bay Tree?

Bay Tree charges a refundable $500 pet deposit per pet, due at lease signing, plus monthly pet rent of $75 for dogs and $50 for cats. There's no separate one-time pet fee beyond the deposit. Budgeting for both upfront keeps your move-in costs accurate.

What parking options are available at Bay Tree?

Each apartment at Bay Tree includes one covered carport space at no extra charge, with additional spaces available for $100/month. A covered space included is a nice value in walkable Los Gatos. Ask the leasing team about additional-space availability if you have a second vehicle.

Are utilities included in rent at Bay Tree?

Utilities are not included at Bay Tree. Residents cover gas, electric, water, trash, sewer, cable, and internet. Factoring these in alongside parking and pet costs gives you a clear monthly total for living in Los Gatos.

What does it cost to move in at Bay Tree?

Plan for a $65 application fee per adult plus a security deposit of $500 for a one-bedroom or $600 for a two-bedroom (on approved credit). The application fee is non-refundable and due at submission. Budgeting for the deposit and first month's costs keeps your move-in smooth. We offer 12-15 month lease terms; short term leases are subject to availability and rate increases may apply.

What are the income requirements to rent at Bay Tree?

Household income generally needs to be at least 2.7 times the monthly rent at Bay Tree. If you earn at least 2 times the rent, you may qualify through The Guarantors deposit-alternative program. Bay Tree also accepts guarantors who live in California and earn at least 5 times the rent, plus Section 8 housing vouchers.
