Information we collect from you online.

We operate many websites.  When you visit any of our websites, our web servers will collect the name of the domain you used to access the Internet, as well as your computer’s Internet Protocol (IP) address, information about your device identifier, and your general location based on your IP address.  We also will collect information about the pages of our websites that you visit, the time and date of your visit, the time you spend on those pages, the website you came from and visit next, and other diagnostic data.  We collect this information through the use of analytics cookies.  We use this information to evaluate the performance of our websites, to evaluate our marketing campaigns, and to audit our websites for security purposes.    

Our websites also offer several ways in which you can voluntarily provide personally identifiable information to us.  For instance, we collect the information you provide to us when you submit it to us through our “Resident Portal” or our “Investor Portal,” when you complete forms available through our “Contact Community” feature, or when you answer surveys.  This information may include your first and last name, home or other physical address, e-mail address, telephone number, and other information that allows us to identify you and contact you for the purpose of providing the products and services you have requested from us.  We may also use this information to market our products and services to you.

Our websites use Cookies. 

Cookies are files with a small amount of data (text files) which may include an anonymous unique identifier.  When you visit our websites, our server asks your browser to store cookies on your device in order to remember information about you, such as your language preferences or login information.  Those cookies are set by us and are called first-party cookies.

Some of the most important features of our websites require us to share your personal information with the Community in which you reside.  For instance, when you provide personal information through the Site as part of a “New Resident Login” account, or through the “Resident Portal” or similar form, we will share your personal information with the Community where you are a resident. By entering your personal information in this context and clicking the “SUBMIT” or similar button, you are directing us to share your personal information in this manner. Your Community may use your information to contact you.  Please be advised that we do not monitor or control Communities’ use or disclosure of your personal information.

·         Disclosure to Service Providers.  We work with third parties who provide services that may include, but are not necessarily limited to, website hosting, data analysis, email services, and other services of an administrative or technical nature.   In addition, we work with third parties who improve, maintain and repair the properties in the Communities, and who provide other services, such as security.  We reserve the right to share personal information with such third parties for the purpose of providing such services to us.

·         Disclosure to Third Parties.  We share information about your use of our website and information we gather from you online with Google and social media platforms so they can contextualize and personalize the ads of its own advertising network

·         Other Disclosures. We reserve the right to disclose personal information to third parties as permitted and required by law.

Our websites do not respond to “Do Not Track” signals. 

Do Not Track (“DNT”) is a web browser setting that requests that a web application disable its tracking of an individual user. Currently, there is no universally-agreed upon standard for what a company should do when it detects a DNT signal.  Therefore, our websites do not respond to DNT signals.  

Third parties may collect personal information about you when you visit our websites.

Security of your personal information.

We have security measures in place to protect against the loss, misuse, and alteration of website visitor information that is under our control. Unfortunately, no security system, or system of transmitting data over the Internet, can be guaranteed to be 100% secure.  Please do not send us sensitive information (such as your Social Security Number) via e-mail.

Advertisements.

We do not currently use any outside advertising company (“Advertiser”) to serve advertisements on our websites.  However, we reserve the right to use an Advertiser to serve such advertisements in the future.  If so, please be advised that such Advertisers may place cookies in your browser’s cookie file, which would enable such Advertisers to record which ads your browser has seen, and which website pages you may have been viewing when the ads were delivered.  The information gathered by these cookies would be viewable only by the Advertiser(s), and not by us.

We will verify your identity.  We will match pieces of personal information provided by you with personal information maintained by us that we have determined are reliable.  We may also require that you submit a signed declaration under penalty of perjury stating that you are the individual whose personal information is the subject of the request.  Our verification process will vary depending on the nature of your request and the sensitivity of the information.  In some instances there is no reasonable method by which we can verify your identity.  This is the case, for example, when you visit our website.  In that circumstance, we collect your Internet Protocol address and information about your activity on our website, but we do not associate the information with any identifiable person.

We will respond.  We will respond to your request no later than 45 calendar days after we receive the request.  If we cannot respond to your request within that time, we may notify you that we may take up to an additional 45 calendar days to respond, and we will explain why we need additional time.

If you have visited our public websites, we have shared your IP address, the URL you came from, and your interaction with the website with analytics providers, third-party advertising networks, and social media platforms for their use in cross-context behavioral advertising across multiple websites.  

Consumers Under the Age of 16

The California Privacy Rights Act requires that we state whether we have actual knowledge that we sell or share California Personal Information of minors under 16 years of age.  We do not have actual knowledge that we sell or share California Personal Information of minors under 16 years of age.

We use and disclose sensitive California Personal Information only as permitted by law.

The right to know.  You have the right to know what California Personal Information we have collected about you, including the categories of California Personal Information, the categories of sources from which the California Personal Information was collected, the business or commercial purpose for collecting, selling or sharing California Personal Information, the categories of third parties to whom we disclose California Personal Information, and the specific pieces of California Personal Information we have collected about you. 

The right to delete.  You have the right to delete California Personal Information that we have collected from you, subject to certain exceptions.
