Zak
Managing Partner
David Zak has over 35 years of real estate experience in the areas of real estate development,
finance and acquisitions, asset and portfolio management and project and corporate operations.
He is currently a partner and a member of the executive team at Lyon Living providing support to
various disciplines within the organization.
In October of 2002, David formed Newport Capital Advisors and in 2003-2004 he directed the
company’s efforts in the $70MM acquisition and repositioning of State Farm’s office portfolio in
the State of California– approximately 45 assets all of which have now been sold or developed.
Beginning in 2005, David negotiated the purchase of four major properties in Hollywood, CA,
one of them containing the world-famous Hollywood Palladium where he directed the efforts
of a $20MM historic restoration of the Palladium’s exterior and re-established its iconic 1940’s
facade. The redevelopment was done in coordination with LiveNation (the Palladium’s tenant)
which revitalized and updated the building’s interior space. All four properties were planned
mixed-use developments incorporating multifamily and hotel elements.
In 2016 under David leadership, NCA completed the entitlement of a 110,000sf medical office
building in Mission Viejo, CA where it had previously negotiated and executed a 75yr ground
lease with Simon Property Group– owner of The Shops at Mission Viejo, a super-regional mall.
The new building is fully leased to Mission Hospital and construction was completed in 2019.
NCA leased the property and sold a ½ interest to Mission Hospital. NCA capitalized and sold its
remaining interest in the project to Welltower, the nation’s largest healthcare REIT. Prior to forming
NCA and its related entities, David was COO of Koll Bren Schreiber Realty Advisors (“KBS”) in
Newport Beach, California having helped form the company in June of 1993.
